Howdy gents,

I searched the forum and didn't see this topic, so here it goes...

I have a standard, 15-year old Hunter ceiling fan with light kit, no dimmer. The unit specifies a 40-watt restriction for the lightbulb and I am wondering if that is due to an amperage restriction in the wires or to a heat restriction from the hot bulb?

Anyone else having an issue with the agreement system?

I'm trying to create agreements and add ancillary sections such as radon testing. When I create the agreement and view it the radon section is not included. I've tried it several times but it won't let me add any ancillary sections to the agreement.

We had a bet on if a home inspector can do mold testing in Florida. It is apparent that it can be done in areas under 10 feet. We had a bet on this and it appears that I have lost the bet.

Would it be acceptable if the I think it was a $500 bet, if I gave that money in the form of a donation to Jim Horton who was hit badly by a flood?

I never not pay a bet. I ALWAYS make it right.

Yesterday I had a client's mother who I did an inspection for 6 months ago call. She said you remember when you did that inspection for my son back in November, I actually did. She said since then the roof has poured water through the pot lights in the bedroom, the toilet will not flush, the dishwasher leaks water all over the floor, and the washing machine had a concealed hole in it. She said everything is fixed now and if I would have did a better job and been more careful she could have had the seller fix these problems before closing. I went to Fetch Report pulled up the report and there it was; roof plumbing vent flashing needed repair, uplifted shingles, evidence of heavy leaking in attic, and a roof that needs to be replaced shortly. I ran dishwasher through a full cycle, flushed all toilets, and everything was working just fine. It even said on report to contact a licensed roofer for repairs. Last time I heard, the seller had someone come in and make all repairs including roof. Here we are 6 months later and "she just wants me to know". Unbelievable!

I am currently studying to get my Inspectors License, but I have no experience. I tried calling a few local inspectors and ask if I could possible shadow them for a couple inspections a week. They all said that wasn't something they would be willing to do. If anyone could possible tell me some good ways to gain experience I would appreciate it.

Can wiring in garage be exposed? i.e. Romex type wire stapled to studs and then traveling to light switch without benefit of conduit.

I ran across something today I've never seen before. I have a question about a split florida heat pump system. The outside unit was located in a garage. A cabinet with counter top was built around the system blocking access. This just doesn't seem right. Any suggestions on how this should be documented? Is this a repair or safety concern?

Older than some of the inspectors on this board. I do my load test on the electrical panel before I check any furnace. This furnace being electric I fired it off to put amps on the panel and from the amp reading on the main breaker I knew the furnace was not operating all elements

Sure enough when I open the panel on the furnace front like all good inspectors should low and behold I needed not my amp meter to check the elements I could see two elements with burnt off wires

Anyone seen these installed on a sump pump discharge? There is a radon mitigation system installed and the sump pit has been sealed. This is located above the check valve. It appears that the plastic lock can be removed, which I did not remove. I am unable to determine what it is, although i am thinking it is some type of valve. No markings except the tag.
